Penicuik Estate

Edinburgh, Scotland

Just a 30-minute drive from Edinburgh and set against the magnificent backdrop of the Pentland Hills, the estate’s landscape was originally designed to inspire its visitors through the marriage of nature and architecture and became a hub of the Scottish Enlightenment during the eighteenth century.

 At its heart lies Old Penicuik House. Built in 1760, it served as the family home until it tragically burned down in 1899. After being left in ruins for over a century, it was saved from collapse through an eight-year conservation project. Completed in 2014, it is one of the largest projects of its kind in Scotland and has become a major attraction with over 150,000 visitors a year.

 The estate has been under the stewardship of the same family since 1654, and the introduction of the retreat is a core part of their new holistic approach to its management. It features a collection of beautifully restored houses, cottages, and lodges, with many more planned over the next few years. Nestled throughout the estate’s ancient woodlands and meadows, this breathtaking Scottish retreat provides guests with an enriching experience that immerses them in nature and history – all geared towards slowing down, disconnecting, and unwinding.

With interiors inspired by Old Penicuik House and designed by Edinburgh studio Fantoush, each property includes a state-of-the-art kitchen, sitting room with a wood burner, and stunning en suite bedrooms. Externally, they feature private terraces with outdoor wood burners, Big Green Egg barbecues, and secluded cedar hot tubs. In addition, every property is dog-friendly, making it ideal for those with furry friends seeking a countryside escape.

Originally the estate’s stable block, the retreat’s flagship property, Penicuik House, is set to launch next year and will be bookable from May 2025. Sleeping 32, it is characterised by the reuse of salvaged architecture, furniture, and art from Old Penicuik House, and will exude authentic charm with its eclectic interiors across sixteen en suite bedrooms, alongside two grand reception rooms and a formal dining room. It will serve as both an exclusive-use property for private events and weddings, as well as a pop-up hotel for wellness retreats, the Edinburgh Festival, Michelin-starred dining events, and more.

A unique feature of the retreat is the High Pond Reserve, located just a stone’s throw away from Penicuik House. This stunning waterside location, surrounded by ancient woodland, will offer a one-of-a-kind wedding and events venue for up to 120 guests in Sperry Tents or Tipis. It will also be home to a natural spa with a sauna, cold plunge, hot tub, and wild swimming, all of which will be privately bookable by guests throughout the retreat.

The Newt

The Victorian country house consists of 15 individually designed bedrooms in the main house, two self-contained two-bedroom Treehouses, and 11 one-bedroom woodland Hives, designed by Isabella Worsley. The rooms are full of character and complete with emperor size beds, Burlington rain showers, Roberts Radios, and free-standing baths in some. The intimate Hives are secluded and surrounded by trees, while the Treehouses come with a wraparound deck, an outdoor bathtub, a living area and a well-equipped kitchen.
